



Columbus Plaza
Acquired in July of 2022, Columbus Plaza is comprised of a 47,009 square-foot shopping center located in East Tampa. Notable tenants include Family Dollar / Dollar Tree, Bank of America, Happy's Home Furnishings, Metro Meat Market, and more. Upon acquisition, we immediately began improving the rent collections and implementing efficiencies in the property expenses. Within a year, property level expenses were reduced by over 15 percent. Tenant expense reimbursements increased by more than 30 percent to more accurately represent the actual property expenses.
Columbus Plaza was acquired for $4,100,000. After approximately $100,000 in improvements, all tenants have renewed their leases. Including monthly cash flow and appreciation in value, Columbus Plaza is on track to generate a 35%+ leveraged IRR for its investors.
